Project: Planning Application

Summary:

Our client was operating his pharmacy from a small premise and desperately needed to relocate works or extend the footprint of the shop as he was growing out of the existing floor space.

We were informed that the large premises next door is up for sale and the client needed advice on the likelihood of acquiring permission for merging the neighbouring property together. We liaised with Leicester City Council and advised our client on what constraints need to be considered. Following in depth desktop research we found that there was a need to supplement medical services to the local community and to assist the NHS with relieving some of the long waiting ques at existing pharmacies and clinics.

Skyline Architecture reassured the client that there was a strong case for the desired proposal. We then prepared all the drawings and planning documents necessary whilst liaising with the local authority throughout the whole process until a positive planning decision was granted.

The shopfront was also going to be updated and extended with the inclusion of disability access. We applied for advertisement consent for the new signage with changes to the façade.

Project: Planning Application, Discharge of Conditions

Summary:

Skyline Architecture were employed to obtain planning approval in regards to a new proposed motor vehicle centre in Nottinghamshire, the site was previously an old builders merchants containing various plant and machinery; the site was vacant for some time and in desperate need of renovations and remedial work.

We acquired a mixed commercial use for the premises and maximised the full potential of the site which was comprised of nearly two acres of land.

Once planning permission was granted, Skyline Architecture worked alongside other industry experts to discharge conditions. These included

  • Flood risk assessment
  • Landscaping arrangement
  • Drainage layouts
  • Artificial lighting scheme

In context of the above, Skyline Architecture produced the architectural drawings and planning statement documents which addressed all planning concerns relating to opening hours, noise and other material considerations.

Service: Erection of two storey side; single storey side and rear extensions; internal alterations (Class C3)

Project: Planning Application & Building Regulations

Summary:

Skyline Architecture was instructed to establish the full potential of an end of terraced property; a large double storey extension was planned out compromising of wheelchair-friendly access throughout. We designed a separate self-contained accommodation catering for disabled usage. Skyline architecture liaised with the Occupational health department and implemented their specifications into the design.

After permission was positively granted we then submitted a Householder Prior Notification application for a 4 meter kitchen extension to the rear of the property. Due to the approval of this particular application being subject to objections from neighbours, Skyline assisted in producing an easy to read document explaining and showing the intended extension not resulting in any detrimental  impact to their properties. This too was approved.

Skyline Architecture then conducted the Building regulation drawings and specifications for both extensions simultaneously. During this stage our client needed substantial alterations to the internal layout with the inclusion of various steels. Skyline made all the necessary changed and appointed a Structural Engineer to design and calculate beams and load bearing elements which were compiled and submitted to Building Control on the clients behalf.

Summary:

Our client required a larger living area on the ground floor of their semi-detached house and also wanted a new large bedroom in the loft. Being a corner plot we advised the feasibility of such a scheme in the context of the wider street line. We advised the clients that due to the loft conversion and dormer falling into the parameters of permitted development, it was best to conduct separate drawings for building control purposes.

Skyline Architecture produced full scaled planning drawings as well as negotiating and liaising with the council until a positive approval was granted.  Comprehensive building regulation drawings where prepared and submitted to Building Control which were swiftly approved. A certificate of lawful development was obtained on behalf of the client for the loft conversion which was constructed under permitted rights.

Following planning consent for the above project, Skyline Architecture was instructed to commence Building Regulations drawings for the above site which was to serve as 43 self-contained flats; we implemented in-depth sectional representations to scale along with thorough specifications which were provided to contractors and approved by Building Control prior to any commencement of works on site – this enabled peace of mind for our client that new what to expect beforehand with accurate timescales and costings. The ordering of construction materials were also streamlined. Skyline Architecture liaised with Building Control throughout the process of the certification on behalf of the client.

Some of the focuses on this project included:

  • Air permeability testing in compliance with part L of the Building regulations
  • Sound insulation testing required in all new build dwelling and conversions
  • Housing sustainability reporting (CSH)
  • Water calculations as approved in document D of the Building regulations
  • Mechanical ventilation and heat recovery efficiently

Skyline architecture undertook project management responsibilities as part of the overall building compliance process.
